There are multiple financing options available.  The most common question is, “Can I finance 100% of my home?”  No…There are no 100% financing options for mobile or manufactured homes.  Most lenders will require a 10% (of the purchase price) down payment for newer multi-sectional manufactured homes and good credit scores, or a 20% down payment for older multi-sectional manufactured homes; single wide homes sometimes require a 30% down payment.  There are now a couple of 5% down lenders that have more strict credit guidelines and require higher credit scores.  The interest rates are usually higher.  There are also first time homebuyer options that help with financing a mobile home or a residential home.

Guide to Mobile Home Parks

This type of park must have a very good location, perhaps an ocean view, ocean frontage, arroyo views, valley views, creek views, or ponds within the park.  This type of park should have superior facilities including a swimming pool/spa and clubhouse.  This type of park should have 100% or more doublewide mobile or manufactured homes in place in the park.  The typical mobile homes in the park should be at a minimum average in quality and they should be in good or better condition.  The coaches in this type of park would typically have been manufactured between 1970 to the present.  This type of park is one of the best parks in our area and should be maintained in good overall condition to deserve this rating.
