PARK RATING DEFINITIONS

EXCELLENT PARK:  This type of park must have a very good location, perhaps an ocean view, ocean frontage, arroyo views, valley views, creek views, or ponds within the park.  This type of park should have superior facilities including a swimming pool/spa and clubhouse.  This type of park should have 100% or more doublewide mobile or manufactured homes in place in the park.  The typical mobile homes in the park should be at a minimum average in quality and they should be in good or better condition.  The coaches in this type of park would typically have been manufactured between 1970 to the present.  This type of park is one of the best parks in our area and should be maintained in good overall condition to deserve this rating.

VERY GOOD PARK:  This type of park should have a good location. This type of park should have superior facilities including a swimming pool/spa and clubhouse.  This type of park should have 90% or more doublewide mobile homes in place in the park.  The typical mobile homes in the park should be at a minimum average in quality and they should be in good or better condition.  The coaches in this type of park would typically have been manufactured between 1970 to the present.  This type of park is superior to most of the parks in or area but is not quite deserving of the top rating.  This park should be maintained in good overall condition.

GOOD PARK:  This type of park must have an acceptable location.  This type of park should be in good overall condition.  This type of park need not have a swimming pool/spa and clubhouse but it might.  This type of park should have 80% or more doublewide mobile homes in place in the park.  The typical mobile homes in the park should be at a minimum fair in quality and they should be in good or better condition.  The coaches in this type of park would typically have been manufactured between 1970 to the present.  This type of park perhaps lacks the location, coach mix, or facilities to rate in the higher classifications.

AVERAGE PARK:  This type of park has an acceptable location.  This type of park has mostly dated single-wide coaches in place in the park in mostly average condition.  This type of park should be in at least average condition.  This type of park should have the minimum amount of facilities including paved streets, street lights, a laundry facility, cable t.v., and the park should be fenced.  This is the typical mobile home park in our area 

FAIR PARK:  The location of this park could be below average.  This type of park lacks some of the qualities of a minimal average park.  This type of park could have travel trailers in place in the park being used as permanent living space.  This type of park has mostly dated singlewide coaches in place in the park in predominantly fair condition.  This park itself could be in fair to average condition.

SUBSTANDARD PARK:  This type of park is probably in poor condition.  This type of park or the coaches in place in the park are perhaps nearing the end of their physical or economic lives.  This type of park has mostly dated singlewide coaches or travel trailers in mostly poor to fair condition.

NOT RATED:  Any park that I didn’t rate I have not worked in at the time the report was prepared.

+.  A plus sign at the end of an assigned park rating indicated that this park is superior to the typical park in the assigned classification but it is not quite deserving of a higher classification.

_.  A minus sign at the end of an assigned park rating indicated that this park is lacking some aspect of the typical park in the assigned classification.  It is not quite deserving of the lower classification.
